The Role

This is a dual-mandate role that combines front-line business development with responsibility for growing Swindon’s broker network. Reporting directly to the Managing Director, you will both win new business and build the on-the-ground sales capability that sustains it across our core sectors and regions.

Part 1 — Business Development

A front-line hunting role: you will generate new business through cold calling and canvassing, secure meetings with major potential clients, and champion our Property Management and Occupier Services offerings. A key measure of success will be reducing vacancy rates across managed portfolios while building the pipeline that fuels our expansion into Sub-Saharan Africa.

Part 2 — Broker / Sales Agent Recruitment

You will lead the identification, attraction and recruitment of new brokers and sales agents in our priority regions — building, growing and retaining a high-calibre sales team that extends Swindon’s market coverage and revenue base.

Key Responsibilities

Business Development

•   Business generation — to proactively generate new business through cold calling, canvassing and targeted prospecting across commercial, industrial and retail property markets.

•   Client engagement — to arrange and conduct meet-and-greet meetings and presentations with large potential clients, landlords and occupiers, building lasting relationships that convert into mandates.

•   Property management — to actively promote Swindon’s Property Management services, positioning the full-service offering to landlords and asset owners.

•   Vacancy reduction — to drive down vacancy rates across managed portfolios by sourcing tenants and matching occupier requirements to available space.

•   Occupier services — to promote and grow the Occupier Services offering, advising corporate occupiers on their space and portfolio needs.

•   Pipeline & reporting — to maintain an accurate, well-managed pipeline and report on activity, conversions and results against performance targets.

•   Market intelligence — to stay close to market movements, competitor activity and new development opportunities across the regions.

Broker / Sales Agent Recruitment

•   Talent sourcing — to identify, attract and recruit new brokers and sales agents across the priority regions listed below.

•   Employer branding — to represent the Swindon brand as an employer of choice within the commercial property broking community.

Regions & Market Focus

Current focus — South Africa:

•   Cape Town

•   Gauteng (Johannesburg)

•   Pretoria

•   Durban

•   Port Elizabeth (Gqeberha)

•   Bloemfontein

Growth focus: expansion into Sub-Saharan African markets, with intermittent travel to support new-market development.

Requirements & Experience

•   Property experience — demonstrable experience in commercial, industrial and retail property — whether in brokerage, business development, leasing or property management.

•   New-business skills — a proven track record in cold calling and canvassing, with the resilience and self-motivation to open doors and generate leads independently.

•   Relationship building — confident, professional presence with strong meet-and-greet, presentation and negotiation skills for engaging large clients.

•   Service knowledge — understanding of property management and occupier services, and the ability to articulate their value to landlords and occupiers.

•   Mobility — willingness and ability to travel intermittently across South African regions and into Sub-Saharan Africa.

•   Licence — a valid driver’s licence and own reliable transport.

•   Preferred — exposure to broker recruitment, Leasing Broker or transaction support an advantage.

•   Fit — alignment with Swindon’s values of ethics, teamwork and excellence.

Remuneration & Benefits

A basic salary plus a year-end bonus based on performance. The package rewards result across both new business won and the strength of the broker team built, and full details will be discussed with shortlisted candidates.
