If my last two years at Swindon have taught me anything it is that you can't always control the narrative but need to remain involved in the story to achieve an outcome. This particular journey started three years ago and included several twists and turns - with the largest bend known as Covid corner. Thanks, however, to a forward-thinking tenant and an efficient, experienced development team, Swindon secured a new home for our client, Rubicon, a company focused on transformative technology and energy solutions. This 9832sqm facility is in one of Cape Town's premier mixed-use parks, Richmond Park, where development is being rolled-out by Atterbury Property, on behalf of the various shareholders.

 

During the search for the perfect location, I wanted to expose my client to a variety of different options in the market so that they could make an informed decision. This meant that we looked at existing facilities, brownfield projects, greenfield projects and sales opportunities. I also did an analysis of existing expenditure for the client, who was at that time distributed over several premises, to determine the net impact on their bottom line. Through this dual process the client realised that the property solution best suited for their needs would be a site built to their specification. Swindon then undertook the negotiations and concluded terms that would satisfy both tenant and landlord.

 

Despite the complexity and timelines of this deal, it was an absolute pleasure to be involved in, largely due to the nature and attitude of the parties, all of whom worked together to achieve the desired outcome.
